Pre-Approval
By getting pre-approval before you make an offer, you will be certain
of the amount of the loan you will qualify for.
Locate a Property
An experienced Realtor will assess your real estate needs and locate
the perfect home exactly right for you and your family.
Finalize the Loan Application
After the Purchase and Sale Agreeement is signed by all parties,
you can finalize the terms and conditions of your mortgage. Please
see the Mortgage Application Checklist for documentation requirements.
Processing the Loan
After the application is complete, the loan officer then orders
the appraisal from a VT licensed appraiser and the title search
from a local real estate attorney. At this point, you may lock in
an interest rate on the mortgage program that best fits your needs.
Submission to Underwriting
The loan officer submits the entire package to underwriting, which
means the lender will evaluate credit, income & employment,
assets, and the property, to determine your ability to repay the
debt.
The Decision
When your loan is approved, often times we will give you a conditional
commitment on your loan. It is conditional because there may be
additional information needed prior to closing.
Homeowner’s Insurance
Homeowner’s Insurance is required to be purchased prior to
your closing day. It is required by the lender that you pay the
first year’s premium in full and provide us with a paid receipt.
The Closing
Once you have helped us clear all the conditions on your loan as
well as purchase insurance, we then schedule your closing with your
attorney. At closing you will sign the documentation to take ownership
of your new HOME.
